When routine maintenance is no longer enough, a deep clean removes buildup from inside the indoor unit. We thoroughly clean the evaporator coil, blower wheel, drain system, and other accessible internal components.

Pricing is per indoor unit and assumes normal service access. Routine system maintenance is a separate service and can be performed during the same visit when needed.

More Than a Filter Cleaning

Dust, pet hair, cooking residue, and other buildup can collect on the evaporator coil, blower wheel, drain pan, and inside the indoor unit. A deep clean goes beyond the accessible cleaning performed during routine maintenance.

Protect the Work Area

A cleaning bib and water-capture system are installed to protect surrounding walls, flooring, and furnishings.

Deep Clean the Indoor Unit

The evaporator coil, blower wheel, drain pan, filters, cabinet, and other accessible internal components are thoroughly cleaned.

Reassemble & Test

The drain is flushed, the indoor unit is reassembled, and operation and condensate drainage are verified.

What the Deep Clean Includes

  • Cleaning bib and water-capture protection
  • Filter removal and cleaning
  • Detailed evaporator coil cleaning
  • Detailed blower wheel cleaning
  • Drain pan cleaning
  • Condensate drain flushing
  • Cleaning of accessible louvers, vanes, covers, and cabinet surfaces
  • Additional disassembly as needed for proper cleaning
  • Reassembly and operational testing
  • Photos of system condition when applicable

Deep Cleaning Is Condition-Based

Not every mini-split needs a deep clean every year. Routine maintenance is sufficient for many systems. Deep cleaning is recommended when buildup inside the indoor unit requires more extensive cleaning.

When Is a Deep Clean Needed?

  • Visible buildup on the blower wheel or evaporator coil
  • Reduced airflow from the indoor unit
  • Musty or dirty odors during operation
  • Heavy dust, pet hair, grease, or cooking residue
  • Buildup inside the drain pan
  • Extended periods without detailed internal cleaning

If routine maintenance is all your system needs, we will tell you. Deep cleaning is reserved for indoor units that require more extensive internal cleaning.

Routine Maintenance vs. Deep Cleaning

Routine maintenance focuses on inspection and maintenance of the complete mini-split system. Deep cleaning is a separate service for heavier buildup inside the indoor unit.

Deep Cleaning Does Not Replace Routine Maintenance

Evaporator coil deep cleaning and detailed blower wheel cleaning are not included with routine maintenance. Deep cleaning focuses on the indoor unit, while routine maintenance covers inspection and maintenance of the complete mini-split system, including the outdoor equipment.

HVAC-Specific Cleaning Products

We use cleaning products designed specifically for HVAC equipment, including Refrigeration Technologies Viper products when appropriate. Products and cleaning methods may vary depending on the equipment and amount of buildup present.
